Fingal County Council working hard to deliver to meet the needs of everyone in need of social housing support

Fingal County Council is continuing to meet the needs of households through a broad range of options, plans and construction projects underway and in the pipeline.

Over the past four years, approximately 4,000 social housing solutions have been delivered, well ahead of target, under the Rebuilding Ireland programme.

Following that strong growth between 2015-2018, Fingal County Council is implementing a three year strategy, running from 2019-21, that will continue to deliver a pipeline of social housing.

Fingal has a very ambitious construction programme:

Completed:
10 Schemes — 200 housing units

On Site:
7 Schemes — 182 housing units

Tender Stage:
4 Schemes — 60 housing units

In addition, the Council has three significant land banks in its ownership and is in the process of bringing these land banks forward for development to deliver on their housing potential which will be in excess of 2,500 homes. It is proposed that these land banks will deliver mixed tenure housing to include purchase, rental, accommodation for older persons, those with disabilities and students.

Under the Serviced Sites Fund, Fingal County Council received approval in principle for three projects which will enable the delivery of affordable purchase, cost rental and social homes at scale on strategically located sites in the county.

The Department of Housing, Planning and Local Government have approved in principle a total of €14.7 million from the Serviced Sites Fund for

Rolestown: Construction of a new development at Rolestown is well underway.

Patrick’s Grange: A development at St Patrick’s Grange in Ballyboughal.

Railway Bridge: With the completion of the LIHAF-funded Donabate Distributor Road later this year, significant further development will be facilitated.

the development of housing projects on three sites across the county, located at Church Fields in Mulhuddart, Hackettstown in Skerries, and Dun Emer in Lusk. A fourth application for lands at Cappagh in Dublin 11 remains under active consideration by the Department.

A total of €11 million is being allocated to the Church Fields project towards the extension and upgrade of Wellview Avenue, the provision of green infrastructure, as well as the construction of a new neighbourhood centre and three community buildings.

A further €2.1 million is earmarked for the Hackettstown lands in Skerries. These lands will be developed by the Land Development Agency in conjunction with Fingal County Council and the Housing Agency.

Overall housing construction across both the private and public sector, is increasing. There are 83 private development sites currently active in the county. These sites have planning permission to deliver almost 10,000 homes with almost 5,000 already completed and occupied. With the completion of the LIHAF-funded Donabate Distributor Road later this year, significant further development will be facilitated.

This year Fingal has launched a guide: The Provision of Accommodation for Older People in Fingal – Engaging with the Private Sector and its companion information leaflet 10 ways to Construct a More Lifetime adaptable and Age Friendly Home are important additions to the work of Fingal County Council in enhancing their approach to the provision of life cycle adaptable and age appropriate housing across the county at construction stage.

Margaret Geraghty, Director Housing and Community Department, explains: “One of the main challenges for policy makers is addressing the anticipated housing needs of a changing demographic. Constructing lifetime adaptable housing using some or all of the 10 steps featured in our new document will assist in addressing this need across the county.”
